On the contrary, it arose from a clear vision that took shape in the second half of the twentieth century. Until the 1950s, in fact, the area depended mainly on agriculture and pastoralism. In addition, infrastructure was limited, and emigration to the mainland was widespread. As a result, the sea, now central to local identity, was perceived more as a boundary than as a resource.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The coastline was not easily accessible and lacked tourist facilities. At the same time, Arzachena held an important archaeological heritage, but without a strategy for enhancing it. For this reason, the landscape was not yet considered an asset to be protected from a contemporary perspective.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In those years, Sardinia was beginning to question its own future. However, it lacked a model capable of bringing together economic development, local identity, and environmental protection. For this very reason, the Costa Smeralda would become one of Italy\u2019s first examples of integrated tourism planning.<\/p>\n\n\n\n<h2 id=\"karim-aga-khan-iv-e-l-arrivo-in-gallura\" class=\"wp-block-heading\">Karim Aga Khan IV and His Arrival in Gallura<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Karim Aga Khan IV, born in 1936, is internationally known for his institutional role and for the development initiatives he promoted in various countries. However, his connection with Sardinia grew out of a direct experience. In the late 1950s, in fact, while sailing in the western Mediterranean, he came into contact with the Gallura landscape.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to historical reconstructions, it was the visual impact of these coasts that suggested a different idea. Not a mere seaside settlement, but rather a project capable of engaging with the morphology of the place and with island culture. As a result, the territory was interpreted as a complex system, not as a surface to be exploited.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In 1962, the <strong>Consorzio Costa Smeralda<\/strong> was established. Through this body, shared urban planning rules were defined. The goal was not only economic. This principle, therefore, guided the urban planning and architectural choices.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Architects attuned to the Mediterranean context, such as Michele Busiri Vici, Luigi Vietti, and Jacques Cou\u00eblle, played a central role. Their works share common elements: the use of local stone, restrained volumes, and organic forms. However, the model was not without criticism.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the one hand, some observers have highlighted the social limitations of an initially elitist approach. On the other, many acknowledge its merit in having prevented widespread real estate speculation. The<a href=\"https:\/\/www.princekarim.com\/en\/?p=1098\" target=\"_blank\" rel=\"noreferrer noopener\"> Piazzetta<\/a>, now dedicated to the Prince, is designed as a place for everyday encounters. As a result, the compact dimensions and irregularity of the spaces evoke Mediterranean coastal villages.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Among the most significant buildings, the Church of Stella Maris stands out. Its commanding position overlooking the harbor also underscores that the project was not merely commercial. Indeed, it included civic and symbolic spaces.<\/p>\n\n\n\n<h2 id=\"arzachena-e-le-comunita-locali\" class=\"wp-block-heading\">Arzachena and the Local Communities<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The impact of the Costa Smeralda on Arzachena was complex. On the one hand, it generated employment and new infrastructure. On the other, it required rapid cultural adaptation. Despite this, many stretches of coastline were preserved from invasive development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Over time, recognition of the Prince\u2019s role has also been expressed in symbolic forms. The dedication of the Piazzetta and other public initiatives, in fact, are examples of this. His legacy can be read in the built landscape and in the urban planning regulations still in force. It also emerges in the open questions about the future of the territory.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ultimately, understanding this story means looking beyond the superficial image of the Costa Smeralda. Rather, it means recognizing a layered region, where natural beauty enters into dialogue with deliberate cultural choices.
